這根本是強人所難吧
像我家附近的人 都老房子 老鄰君 根本沒人在賣房 如果我怕被扣稅 政府也沒有罰則 那我寧願報低好了 至於報高的人 會不會政府以後以此會課稅依據 這是大家很怕的......

買賣才需要實價登錄，又沒買賣實價登錄個頭，先搞清楚何謂實價登錄再來談吧，不要自己亂定義…

大家是害怕這個問題吧 問題十七、實價登錄後是否會實價課稅? 答：內政部推動實價登錄地政三法，係為資訊公開透明。未來是否走向實價課稅，則屬財政部規劃權責。因此，實價登錄地政三法均有規定已登錄之不動產交易價格資訊，在相關配套措施完全建立並完成立法後，始得為課稅依據，所以短期內不會實價課稅。 短期內不會課稅....但是看起來是有機會實價課稅的~~~ 對投資客也許沒差~~但是對於已經住了十幾年老房子的人來說~~~ 稅額可能一差就差個好幾倍......(相較於現在的公告地價課稅來說.....) 現在用的是標準單價計算~~~ 按照財政部的房屋現值範例來看~~ 標準單價 每坪不到一萬元 (每平方公尺 2600 元) 如果之後實際課稅~~~~公式不變得狀況下~~~ 房屋稅有可能一下暴增 20 倍 (台北市老公寓一坪可能都不只20 萬.....)

實價登錄的下一步就是實價課稅(理想中)
自家房子報低一點可以繳少一點稅? 抱歉,這個機制配套裡面就是報太低政府可以依法徵收 就像一堆農地被政府強制徵收一樣,之後會有法源依據的 打房!? 依照目前政府最愛講的使用者付費原則 住在菁華地區享用方便的公共設施、就職機會,就多付錢也沒什麼不對 打房!? 但只要是傷害到某些人自身利益跟財團好朋友的利益 反彈肯定超級大 沒意外的話,等下搞不好就會有好幾幢房產的人要出來叫了 目前台面上的都是政客沒有政治家,沒人有膽量會敢這樣做 所以一切都是空談 此文章於 2012-05-21 07:56 PM 被 午時嵐 編輯. |

樓上樓下會賣沒錯~~~~ 隔壁也會賣沒錯~~~ 但是有沒有整理過的成交價有可能一差就差個一兩百萬~~~ 如果今天你是自住~~結果因為隔壁成交價高~~ 結果你被課了相對高的房屋稅~~你會爽嗎??? 所以我才會說實價課稅很理想~~但是實際上很難做到.....
