建商不是這樣算的啦:
他會用"等價"來交換
假設現在你的房子, 30坪(建坪),一坪市價30萬來算的話市價900萬。
附近新蓋好的房子若是平均每坪45萬 則建商會拿 20 坪跟你換 (含公設),如果你要維持30坪則你要自己出差額。改建的這段時間,會補貼你租屋的價錢。
我講的可能聳動些,但是台北橋這附近建商大致就是這樣在談。

但是這中間還有一個問題~~~~
房子的市價是誰來鑒定的??? 我沒記錯的話~~建商必須找三位不動產估價師來估價~~
但是民眾沒辦法找....
所以舊房子跟新房子的價格都是建商在喊的......
一切只能用這張圖來表達了
